It is agreed and decreed what follows.
The agent of the owner gives to rent with the taker who accepts the buildings:
1. Situation of the hiring in the locality
The gξte is located in the hamlet of Larnaudie, 8 km (15 mn) of the centre of
Montignac and 5 km (10 mn) of Saint Geniθs. It is equipped with a terrace, a
garden and a swimming pool enclosed and privative.
the nearest railway station is located in Lardin St Lazare - 12 km (15 mn).
The nearest beach is at 3 km.
2. Description of the hiring
House restored in 1992, composed of 4 principal parts with garden, courtyard and
private swimming pool whose clients have the exclusive use.
The lodging is planned for 6 to 8 people, which the client commits himself
respecting.
Cook, living room with a fireplace (a sofa bed) and dining-room. Bathroom with
bath-tub and shower, WC separated, 3 rooms equipped with 2 beds of 140 cm and 2
beds with 90 cm. No phone line in the hiring.
Hot water, stove with furnace, fridge and freezer (300 liters), complete cooking
equipment, crockery for 12 people, dishwasher, television set, washing machine,
external barbecue.
No closed garage, dog admitted with the agreement of the owner.
3. Method and price of hiring
For the period running from the.................... until.....................,
the amount of the hiring, water, heating and electricity included is fixed
at.............. (including visitor's tax : ...... per day and per person).

The owner is committed with the client as soon as he receives the contract duly signed by the client within 10 days after its sending, with the deposit joined. The amount of the deposit is................ (30% of the total sum due). The deposit can be paid on the first day of the stay.
The balance due is............, and is payable by the latest at the time of the handing-over of the keys to the client, as well as a guarantee of 300 .
It is agreed that an inventory of the rented places, furniture, material and
kitchen utensils, will take place at the time of the entrance in the hiring and
on departure. Any loss or damage will give place to compensation.
The
premises have to be return as clean as they have been rent. If it is not the
case, a house work-supplement of 50 would be invoiced.
4. Conditions of cancellation
In the event of a failure from the client, he would remain held with the payment of the balance of the rent. However, in the possibility where the house could be re-rent during the period considered, would remain only with its load the damage undergone by the owner, the versed deposit remaining acquired with the minimum financial backer by way of allowance.
The client admits having taken knowledge of the description of the places he will rent and any complain with regard to them will have to be presented in the afternoon or the morning following the handing-over of the keys. The taker commits himself taking possession of the places at the dates and hours planed above. Thus the taker will have to make his consequently provisions.
If one of the conditions above was not respected, the financial backer would have the right to immediately re-rent the buildings object of this contract, the versed deposit remaining to him sure in any event.
The client will preserve a copy of the present contract and will return the other one to the owner.
